Upload One Estimate — Or Compare Up to 4 Contractor Bids.
We review Florida contractor estimates for pricing errors, missing scope, and code risk. Upload one estimate for a fairness check, or compare up to four bids side-by-side and see which one actually makes sense.

Three steps between uncertainty and a defendable decision
Whether you are reviewing one estimate or comparing four bids, the process is simple, fast, and built for Florida owners who want clarity before signing.
Upload Your Estimate
Send your contractor proposal, estimate, or scope sheet in any common format. For comparisons, send all estimates together.
We Review First — Free
We audit your estimate against 19,470 benchmarks and Florida code. If we find issues, we tell you what we found. If the estimate is fair, we say so and you owe nothing.
Pay Only for the Report
Once we share the issue summary, you decide if you want the full written report. Pay then — not before. If the estimate is fair, we tell you that and there is no charge.
Choose the review that fits your situation
Some customers just want to know whether one estimate is fair. Others already collected multiple bids and need to know which contractor actually has the best number and the best scope.
Option 1
Upload one contractor estimate
Best when you already have one proposal and want to know whether the pricing is fair, the scope is complete, and the contractor left any landmines hiding in the fine print.
Option 2
Compare up to 4 contractor estimates
Best when you have multiple bids and need a side-by-side report showing which estimate is complete, which one is padded, and which contractor we would choose if it were our money. Every comparison includes a written findings report.
The line items most likely to cost you money later
We review both the math and the missing pieces, because incomplete estimates are often more dangerous than overpriced ones.
Pricing Accuracy
We flag line items that look overpriced, underpriced, or disconnected from current Florida market reality.
Scope Gaps
We identify what is missing from the estimate now so it does not come back later as a change order.
Code Compliance
We look for Florida code and permit issues that can turn a “cheap” bid into an expensive problem.
Material Markups
We review whether material pricing looks reasonable or padded beyond what the scope supports.
Labor Rates
We compare labor assumptions against real-world expectations for the type of work and market.
Hidden Costs
We surface the exclusions, allowances, and vague language most likely to cost you money later.
Built for decisions that need backup, not contractor sales copy
No fake testimonials, no puffery — just the reasons this review is useful before you sign a contract.
Independent comparison
We normalize competing bids so you can see whether the low number is truly better or just missing scope.
Florida-specific risk review
We check for code, permit, and scope issues that routinely create ugly change orders in Florida projects.
Decision-ready output
The deliverable is built for owners, boards, and property managers who need a clean recommendation they can actually defend.
Powered by Double Rook Construction and built for real-world scrutiny
EstimateVerify is powered by Double Rook Construction — a licensed Florida general contractor led by Landon Ray, Esq. Our team combines construction expertise with legal precision to protect property owners from overpaying.
We are not a calculator with a slick logo. Every audit is reviewed using professional-grade cost data, Florida-specific code context, and practical construction judgment.

The questions owners ask before they move forward
Short answers, because nobody wants to read a legal treatise just to review a contractor estimate.
What do I need to send you?
Your contractor estimate, proposal, or bid package. PDF, spreadsheet, or even phone photos of printed pages all work. For the comparison service, just send all the estimates together.
How long does it take?
Most estimate reviews are turned around quickly once we receive the files. Timing depends on complexity, number of estimates, and scope size. If a project is unusually large, we will tell you upfront.
What if the estimate is fair?
We'll tell you that upfront — before you pay. We review your estimate first, summarize what we found, and only ask for payment if we have a meaningful report to deliver. If the estimate is clean, we say so and there's no charge.
What is the estimate comparison service?
Upload 2, 3, or 4 contractor estimates and we produce a side-by-side comparison: which is complete, which is padded, which has the best scope, and which we would sign — and why.
Do you perform the construction work?
The audit is independent. Construction services may be available separately through Double Rook, but the review stands on its own.
What areas do you cover?
All of Florida. We review estimates statewide for homeowners, condo associations, investors, and property managers.
